The complex is located in Slobidskyi raion of Kharkiv; the main landmark is Metalist stadium. Surrounding buildings are of different heights, mainly residential, though public buildings can also be found there.

On the territory of the plant there are several administrative buildings, as well as the industrial and warehouse constructions that are put up for lease. Functionally, they are chaotic and disorderly, the majority of them are in poor condition.

The main problem is the lack of building density and clear functions of some areas. As a result, there is a small amount of dense areas and inactive environment. Also, the problem of public space is on the agenda: there is practically none of it. Given these issues, the main task of the project is to formulate and create the environment aimed at its formation.

We suggest arranging existing buildings by their functions. In particular, to turn the spaces on the first floor into commercial and catering premises, and to offer the spaces on the second and third floors to consulting companies (particularly, to IT-consulting). This vertical functioning will allow to increase the contact area of the public space on the ground floor and to rise up the profitability significantly.

There are few types of office buildings: a space with separate rooms and common recreation area, the different blocks of office spaces for small companies and the open space for IT-companies (each one has a private recreation area) and detached buildings for larger companies. In addition to recreational spaces on the floors, the buildings have additional private rest area outdoors, which allows to differentiate recreation areas for visitors and employees. The general recreational area is focused mostly on visitors of the complex.

In one of the former industrial department there is an exhibition space with conference rooms and a lecture space for educational activities and exhibitions.

The commercial component is represented by a supermarket with a small food court. The supermarket has its own public space and a parking, it can function independently from the other objects. It seeks to serve not only the visitors of the object, but also the residents in the area.
